Moving in

PAYING RENT

Rent is due to arrive with us on the 1st of every month and payment is by Standing Order. Please refer to your Tenancy Agreement.

WHAT IS A STANDING ORDER?

A standing order is an instruction that you give to your bank for the payment of rent. It can be set up online or by using a form obtained by emailing temples.

Please ensure you put a reference of your surname and/or your property so that we can correctly allocate the money. NB: There may be a penalty fee if this is not done.

Payments are made each month until you instruct your bank to cancel or alter the payment.

Please note that Temples do not ‘take’ money from your account – you instruct your bank to pay us an amount each month and it is only you who can cancel or alter this payment. Temples cannot do anything relating to the standing order on your behalf.

As stated in your Tenancy Agreement, you may incur a charge if a payment is late, if you require a refund due to overpayment, or if you forget to cancel the standing order after vacating the flat. These situations are very inconvenient for all parties and can take our accounts department time to resolve, so should you do any of the above please allow at least 2 weeks for your issue to be resolved.

INVENTORY AND SCHEDULE OF CONDITION

At the start of your tenancy generally a Check-In will be carried out using an Independent Inventory Professional and the Inventory and Schedule of Condition for the property, which you will be provided with. If you are not present at the Check-In the Inventory Clerk assess the property and make notes relating to the Inventory and Schedule of Condition is correct.

These documents will then be used when conducting the Check-Out at the end of your tenancy.

All properties have to be left in good condition and cleaned to a professional standard. If you have any issues at the time of moving in, please notify us immediately by email as the property must be returned clean and tidy unless noted otherwise.

UTILITIES

As stated in your Tenancy Agreement, it is your responsibility to notify all suppliers of utilities and the relevant council when you move in and out. Gas and/or electricity, and the water supply will be connected but the account will need to be changed into your names.

CONTENTS INSURANCE

Your landlord is responsible for taking out a building insurance policy for the property but obviously this only covers the buildings and not your personal possessions within the house. We therefore strongly recommend you take out your own contents insurance in order to protect your belongings.

When you rent a property the landlord will request a 6-week deposit in order to cover any potential damage you do to the property. Even if the damage is accidental, you may still be liable to pay for this damage out of your deposit.

Tenants can also sometimes take out a home insurance policy, which can provide coverage in the event of theft, fire or flooding.
