SERVING NOTICE

Please refer to your tenancy agreement, but in general you are required to serve written notice, which in standard cases is, two months’ notice before you wish to vacate. Please note the notice must be issued by everyone on the tenancy and can be sent by email.

Once we have received the notice we will write to you to confirm the date of the checkout and end of tenancy procedures.

Please note that notice is not validly served until you have received an acknowledgement from us.

(What if we need to leave before the expiry of our notice?)

We will re-market the property for an earlier date if this is required; however, you may be liable for rent for the full two months should we not find any tenants to move in sooner.

THE CHECK-OUT

Please make sure the property is vacated and cleaned by the time of your checkout. If it is not then we may need to re-arrange the inspection and you will be charged for another inspection to be carried out.

HOW CLEAN IS CLEAN?

We expect you to leave the property in a condition which you would expect to find it as a new tenant.

Please make sure carpets and upholstery are steam cleaned and that no other areas are missed (ie inside oven, under beds, walls, skirting boards, extractor fans etc). It is in your best interests to have the property professionally cleaned as it may be cheaper than having us arrange a last minute clean and it speeds up the release of the deposit.

We recommend you arrange a professional end of tenancy clean to clean all areas of the property. We would also suggest you arrange to check the cleaning before the check-out appointment

The checkout normally takes up to 1 hour but if the property is not left in a satisfactory condition and items are not left where they were detailed on the Inventory, you will be charged for any extra time at the rate set out in your Tenancy Agreement.

THE DEPOSIT

After the checkout, a checkout report is drawn up and emailed to you and your landlord. Both parties need to respond in writing (email is fine) agreeing any proposed deductions before the deposit can be released.

The TDS (Tenancy Deposit Scheme)

In general your deposit will be registered with this scheme, which is designed to help resolve disputes over the settlement of deposits following the end of the tenancy. You will be issued with a certificate confirming that the deposit is covered by the scheme. When Temples hold the deposit but cannot negotiate a settlement between landlord and tenant, all details of the dispute, along with the deposit money that cannot be settled, can be sent to the Independent Case Examiner for the Scheme. The referral can be either by the landlord or the tenant and this will then be subject to expert third party adjudication.
